Buying and selling in the same market.

Reporting of the current property market has raised concerns.  Some people are not comfortable listing their property for sale as they have to buy in the same market.

If you are buying & selling around the same time and under similar market conditions, then the state of the market is almost irrelevant.

It’s often been said that property is a long term investment.  There’s no set rule as to when the best time to sell & buy will be.  The best time is usually now as you have all the information you need at hand and it’s up to date.

Based on previous market behaviour we expect that unless there is some major change in buying attitudes or government intervention we can expect property prices to continue to rise and, affordability constraints aside, those hesitating to sell when the market is so tight might well be missing out.

In a rising market stock levels usually fall as demand increases.  However, it’s still wise to take your time when looking to buy.  Revisit homes on your short list but don’t wait for the market to turn and for your choices to lessen – now is the perfect time to make a real estate move.
